Jumbo Loans in Tennessee

A jumbo loan is simply one larger than the conforming limit for its county, which means Fannie Mae and Freddie Mac will not buy it. The lender either keeps it on their own books or sells it privately — and because there is no single rulebook, jumbo terms vary more between lenders than any other loan type in the market. That variation is the whole story. It is why taking your own bank's first jumbo quote is the most expensive habit in high-balance lending.

Who this is for

  • Your loan amount exceeds the conforming limit for the county you are buying in
  • You have strong credit and documentable reserves
  • Your income is complex — equity compensation, bonus, partnership or business income
  • You are buying a high-value primary residence, second home or investment property
  • You were declined at a bank and assumed that was the end of it

How it works

There is no single set of jumbo rules

This is the most important thing to understand, and it changes how you should approach the whole process.

Conforming loans follow one rulebook because Fannie and Freddie publish it. Jumbo lenders write their own. Down payment minimums, reserve requirements, how bonus income is averaged, whether restricted stock counts, how many months of self-employment history are needed, whether a second appraisal is required — all of it moves from lender to lender.

The practical consequence is that a file declined at one institution is routinely approved at another with better terms and no change to the borrower at all. On conforming loans, shopping saves you a modest amount. On jumbo, it can be the difference between a loan and no loan.

Reserves matter as much as income

Jumbo underwriting cares how many months of payments you could cover after closing if your income stopped. Six months is common, twelve is not unusual, and larger loans want more.

Retirement accounts generally count, usually at a discount to reflect penalties and taxes on early withdrawal. Vested stock counts. Cryptocurrency generally does not, or does so only after being converted and seasoned.

Borrowers fail jumbo files on reserves more often than on income, and it is fixable with planning — which is precisely why we would rather see your file three months before you write an offer than the week after.

Self-employed and complex income have more routes here

Jumbo is where bank statement underwriting, asset depletion and profit-and-loss programmes live, because portfolio lenders keeping loans on their own books can make judgement calls a securitised loan cannot. If your tax returns understate what you actually earn, a portfolio lender may qualify you on deposits or on assets instead. Those programmes price above standard jumbo, but they close, and for many business owners buying at higher price points they are the only realistic route.

Interest-only is available and occasionally sensible

Some jumbo lenders offer an interest-only period, typically the first ten years. It is not for everyone and it deserves scepticism — you build no equity during that period, and the payment jumps when principal repayment begins. But for a borrower whose income arrives in large irregular lumps, or who is deliberately directing capital elsewhere at a better return, it can be a rational choice made with eyes open. It should never be the way you afford a house you otherwise could not.

Jumbo pricing is not automatically higher

The assumption that jumbo rates exceed conforming rates is often wrong, and has been wrong for extended periods. Lenders compete hard for high-balance borrowers because they are profitable relationships, and jumbo has at times priced below conforming. Do not assume; price it.

The details that decide it

Where the conforming limit actually sits

The conforming loan limit is set annually and varies by county, with higher ceilings in designated high-cost areas. Most of Middle Tennessee sits at the standard limit. If your purchase is close to the line, it is worth knowing that a slightly larger down payment can bring the loan under it and into conforming territory — sometimes with better pricing and always with simpler underwriting. That trade-off is worth calculating rather than assuming jumbo is inevitable.

The piggyback alternative

Rather than one jumbo loan, some borrowers take a conforming first mortgage at the limit plus a second mortgage covering the gap. It is usually described as an 80/10/10.

It can win in three ways: keeping the bulk of the balance at conforming pricing, avoiding jumbo's stricter reserve requirements, and avoiding mortgage insurance without twenty percent down.

It is more complex — two loans, two sets of terms, and the second is often variable. Whether it beats a single jumbo depends on current pricing spreads, which move. It is worth pricing both rather than defaulting to either.

Appraisals on high-value properties

Jumbo appraisals are harder, and it is worth expecting friction. Genuinely comparable sales are scarcer at higher price points, unique properties are difficult to value, and some lenders require two independent appraisals above a threshold. Build extra time into your contract, and be aware that a low appraisal on a jumbo purchase is both more likely and more consequential than on a conforming one.

Relationship pricing is real — ask about it

This is one of the few places where a bank can genuinely beat a broker. Institutions with substantial deposits or investments from you will sometimes discount meaningfully to keep or win the relationship. If you hold significant assets somewhere, ask them what it is worth. Then bring us that quote, and we will tell you honestly whether we can beat it. Sometimes we cannot, and you should take their offer.

Single jumbo vs. piggyback 80/10/10

Two ways to finance the same purchase above the conforming limit. Which wins depends on current spreads and on your reserves.

Best whenJumbo prices well and reserves are strongJumbo spread is wide, or reserves are tight

There is no permanent winner — the spread between jumbo and conforming pricing moves, and when it widens the piggyback becomes attractive. This is exactly the comparison a single lender offering one of the two will not run for you.

What people get wrong

Taking your own bank's first quote

The pricing spread between lenders on an identical jumbo file can be substantial. This is the loan type where shopping is worth the most, and the one where borrowers shop least.

Treating a decline as a verdict on you

It is a verdict on that lender's guidelines. Jumbo underwriting is lender-specific to a degree that surprises people, and the same file frequently gets a yes elsewhere.

Not planning reserves before writing an offer

Reserves sink more jumbo files than income does. Moving money around at the last minute creates sourcing and seasoning problems of its own.

Assuming jumbo rates are always higher

They frequently are not. The assumption stops borrowers from even pricing it, which is how they end up with a worse structure than they needed.

Underestimating the appraisal timeline

Fewer comparable sales, occasionally two appraisals required, and more scrutiny. A standard thirty-day contract can be genuinely tight on a high-value property.

Jumbo lending around Nashville and Mt. Juliet

Middle Tennessee has produced jumbo borrowers faster than most people expect. A meaningful share of contracts around Mt. Juliet's lake corridors, the newer subdivisions south of I-40, and the higher-end pockets of Davidson and Williamson counties now land at or above the conforming limit — homes that were comfortably conforming five years ago and are not now. Two things follow. First, plenty of buyers here are in jumbo territory without realising it until they are quoted. Second, because Nashville's growth has been driven substantially by relocation and by equity compensation from healthcare and tech employers, complex income is common in exactly the price bracket where jumbo underwriting is fussiest about it. Both are reasons to start the conversation early rather than at contract.

The honest part

Jumbo underwriting is slower and considerably more document-hungry than conforming — expect to provide more, and to be asked for things again. Reserve requirements are genuinely demanding and cannot be manufactured at the last moment. Appraisals are harder and the timeline is less predictable. And this is the loan type where a bank you already have a large relationship with can legitimately beat anything we find, so it is worth asking them. We would rather you check than wonder.

Common questions

What makes a loan a jumbo loan?

It exceeds the conforming loan limit set for that county, so Fannie Mae and Freddie Mac cannot buy it. The limit is adjusted annually and is higher in designated high-cost areas.

How much do I need to put down on a jumbo loan?

Commonly ten to twenty percent depending on the lender and loan size. Some portfolio lenders go lower for strong borrowers with substantial reserves.

Are jumbo rates higher than conforming?

Not always. Jumbo has at times priced below conforming, because lenders compete for these borrowers. It is worth pricing rather than assuming.

What credit score do I need for a jumbo loan?

Usually 700 and up, with the best pricing above 740. Requirements vary more between lenders here than on any other loan type.

How much in reserves do jumbo lenders want?

Often six to twelve months of payments after closing, and more on larger loans. Retirement accounts typically count at a discount.

What is an 80/10/10 piggyback?

A conforming first mortgage plus a second mortgage covering the gap, keeping most of the balance at conforming pricing and avoiding mortgage insurance without twenty percent down. Whether it beats a single jumbo depends on current spreads.

Can I get a jumbo loan if I am self-employed?

Yes. Jumbo is where bank statement, asset depletion and P&L programmes live, because portfolio lenders can exercise judgement a securitised loan cannot.

Do jumbo loans require two appraisals?

Some lenders do above a certain loan amount. It adds cost and time, and it is one of the guideline differences worth comparing between lenders before you commit.
