DSCR & Investor Loans in Tennessee

A DSCR loan qualifies the property, not you. There are no tax returns, no W-2s, no pay stubs and no calculation of your personal debt-to-income ratio. The lender asks essentially one question: does the rent cover the payment? For investors whose returns are deliberately written down, or who have simply run out of room on conventional financing, it is often the only route that works — and it is how most serious portfolios get built.

Who this is for

  • You are buying or refinancing a rental property
  • Your tax returns show low income after depreciation and write-offs
  • You already own several financed properties and have hit conventional limits
  • You want to hold title in an LLC rather than your own name
  • You need to close faster than full income documentation allows

How it works

The ratio is the whole test

Debt service coverage ratio is the property's monthly rent divided by its monthly payment including principal, interest, taxes, insurance and any association dues — PITIA.

At 1.0 the rent exactly covers the payment. Above 1.0 the property carries itself with room to spare. Below 1.0 it does not, and the lender is relying more on your down payment and reserves.

Most lenders want 1.0 or better, and pricing improves as the ratio rises. Many will go below 1.0 with a larger down payment, and a few will lend on ratios well under that at a cost. You can work out where a specific property lands using our DSCR calculator before you make an offer.

Market rent is established by the appraiser

The appraisal includes a market rent schedule — the appraiser's opinion of what the property would rent for based on comparable rentals in the area.

Lenders generally use the lower of actual rent and appraised market rent. That has a useful implication: a property currently rented below market to a long-standing tenant can sometimes qualify on the actual figure while you plan to raise it. It also has an unwelcome one: a property rented above market does not get credit for the excess.

For a vacant property, the appraised market rent is what the file runs on, which means you can buy something empty without a lease in place.

You can close in an LLC

Most DSCR lenders will lend to an entity, which conventional financing generally will not do without moving the property afterwards — and moving it afterwards can trigger a due-on-sale clause. For investors building a portfolio with liability separation between properties, entity lending is frequently the deciding factor rather than a nice-to-have.

There is no limit on how many you can have

Conventional financing caps the number of financed properties you can hold, and the qualification gets harder as you approach it. DSCR lenders generally do not care how many you own, because each loan stands on its own property's cash flow. This is the practical reason DSCR exists: it is what investors move to when conventional runs out.

Short-term rentals can qualify, sometimes

Some DSCR lenders will underwrite short-term rental income using platform revenue history or an appraiser's short-term rent schedule, rather than long-term lease comparables. Not all will, and the ones that do price it differently. If your model depends on nightly rather than monthly rent, say so at the outset — it changes which lenders are even in the conversation.

The details that decide it

Prepayment penalties, and why they matter here

This is the term that catches investors out, and it is the most important thing on this page.

Most DSCR loans carry a prepayment penalty in the early years — commonly structured as a declining percentage over three to five years. Pay the loan off inside that window, whether by selling or refinancing, and you owe a fee.

If your plan is buy, renovate, refinance and repeat, that penalty can wipe out the strategy. Some lenders offer shorter penalty periods or none at all in exchange for a higher rate, which is frequently the better trade for an active investor.

Ask about the prepayment structure before the rate. On a DSCR loan it will often matter more.

What still gets checked

Not your income — but plenty else. Your credit score, which drives pricing meaningfully. Cash reserves, usually several months of payments after closing. The property's condition and appraised value. Sometimes evidence of prior landlord experience for the best pricing, though first-time investors are absolutely able to get these loans. It is a lighter file than a conventional one, not an unexamined one.

How the ratio changes with a larger down payment

Because DSCR is rent divided by payment, a larger down payment lowers the payment and raises the ratio. A property that fails at twenty percent down can clear comfortably at twenty-five or thirty. If a deal you like does not pencil, adjusting the down payment is often a faster fix than hunting for a different lender — and it may reach a better pricing tier at the same time.

Refinancing into DSCR from a hard money loan

A very common pattern: buy a distressed property with short-term hard money, renovate it, place a tenant, then refinance into a DSCR loan for the long-term hold. The DSCR loan is the exit. Because the file qualifies on rent, the fact that the renovation consumed your cash and your tax return looks unimpressive does not matter. Worth planning the exit before you take the hard money, not after.

DSCR vs. conventional investment property financing

If you can qualify conventionally, it is normally cheaper. The question is whether you can, and whether the constraints matter to you.

Conventional is cheaper when you qualify and are under the property limit. DSCR earns its spread when your returns understate your income, when you have run out of conventional slots, when you need entity title, or when speed matters more than the rate.

What people get wrong

Shopping the rate and ignoring the prepayment penalty

A great rate with a five-year penalty is a bad loan for an investor who plans to refinance in eighteen months. Ask about the penalty structure first.

Assuming a below-market lease disqualifies the property

Lenders use the lower of actual and appraised market rent, but a vacant unit runs entirely on the appraiser's market figure. Sometimes the timing of a tenant's departure works in your favour.

Forgetting HOA dues in the ratio

PITIA includes association dues. A condo with a healthy rent and a heavy monthly HOA can fail a DSCR test that the same rent would pass on a single-family house.

Not adjusting the down payment when a deal is close

The ratio is arithmetic. Another five percent down can move a failing property into a passing — and better-priced — tier. Investors abandon workable deals over this constantly.

Using DSCR when conventional would have worked

It is convenient and fast, and that convenience has a price. If you qualify conventionally and are not near the property limit, run that first.

Investment property in the Nashville metro

Middle Tennessee has been a strong rental market for the same reason it has been a strong purchase market: sustained in-migration and job growth. That has two practical effects on DSCR files. Rents in Davidson County and the closer parts of Rutherford and Wilson counties have generally kept pace with prices, which helps ratios clear. But Nashville proper has also drawn a great deal of investor attention, so cap rates compress and the properties that pencil comfortably are increasingly further out — Lebanon, Murfreesboro, Smyrna and the surrounding towns rather than the urban core. Short-term rental regulation in Nashville is its own subject and varies by zoning and permit type; if your model depends on nightly rent, confirm the property's permit status before you underwrite it, because a DSCR lender underwriting short-term income will ask.

The honest part

DSCR loans price above conventional financing and usually want twenty to twenty-five percent down. Many carry prepayment penalties that matter a great deal if you intend to sell or refinance quickly. And because qualification rests on the property rather than on you, a vacancy or a rent that does not materialise is entirely your problem — the lender underwrote a rent schedule, not a guarantee. If you can qualify conventionally and are under the property limit, conventional is normally the cheaper answer. DSCR earns its keep when you genuinely cannot, or when the flexibility is worth the spread.

Common questions

What DSCR ratio do I need?

Most lenders look for 1.0 or higher, meaning the rent covers the payment. Some will go below 1.0 with a larger down payment, at higher cost, and stronger ratios earn better pricing.

Do DSCR loans check my income?

No. There are no tax returns and no personal debt-to-income calculation. Credit score, cash reserves and the property itself still matter.

Can I buy in an LLC with a DSCR loan?

Yes, and it is one of the main reasons investors use them. Conventional financing generally requires you to hold title personally.

How many DSCR loans can I have?

Generally no limit, because each loan is underwritten on its own property's cash flow. This is why investors move to DSCR after hitting conventional's cap on financed properties.

Do DSCR loans have prepayment penalties?

Most do, commonly a declining percentage over three to five years. Some lenders offer shorter periods or none in exchange for a higher rate — often the better trade for an active investor.

Can I use a DSCR loan for a short-term rental?

Some lenders will, using platform revenue history or a short-term rent schedule. Not all do, and pricing differs. Mention it at the outset because it narrows the lender list.

What if the property is currently vacant?

That is usually fine. With no lease in place the file runs on the appraiser's market rent schedule rather than actual rent.

Is a DSCR loan cheaper than hard money?

Considerably, yes. DSCR is long-term financing at conventional-adjacent pricing. Hard money is short-term and far more expensive. A common pattern is buying with hard money and refinancing into DSCR once the property is stabilised.
